Nothing on this site should be taken as a recommendation to buy, sell, or hold any property or financial product. No Australian Financial Services Licence
CloudForge does not hold an Australian Financial Services Licence (AFSL) and is not licensed to provide financial product advice. The calculator and AI chat do not take into account your personal objectives, financial situation, or needs.
Calculations are estimates
All calculations are estimates based on published ATO tax rates, state revenue office stamp duty schedules, and ATO depreciation rules for the 2024-25 and 2025-26 financial years. These rates may change at any time. Actual tax outcomes depend on your individual circumstances and may differ from the estimates shown.
Depreciation
Depreciation figures shown are indicative estimates only. To claim depreciation deductions on your tax return, you will need a quantity surveyor's report (tax depreciation schedule) prepared by a qualified professional. The estimates provided by this calculator do not constitute a depreciation schedule and cannot be used for tax purposes.
AI chat assistant
The PropAnalyst AI chat provides general information only. Responses are generated by a large language model and may contain errors. AI chat output must not be relied upon for investment decisions. Always verify information independently and consult a qualified professional.
No warranty of accuracy
While we endeavour to keep rates and formulas up to date, they are updated periodically and may lag behind changes made by the ATO, state revenue offices, or other authorities. CloudForge makes no warranty or representation as to the accuracy, completeness, or reliability of any information provided on this site.
Limitation of liability
To the maximum extent permitted by law, CloudForge is not liable for any loss, damage, or expense arising from or in connection with your use of PropAnalyst AU, including (without limitation) any decisions made or actions taken based on calculator results, AI chat responses, or any other information provided on this site.
Data and privacy
The property calculator runs entirely client-side in your browser. No property data or calculation inputs are sent to our servers. AI chat messages are processed by AWS Bedrock in the ap-southeast-2 (Sydney) region and are not stored after the session ends. We do not sell or share your data with third parties.
Governing law
These terms are governed by the laws of Queensland, Australia. Any disputes arising from the use of this site are subject to the exclusive jurisdiction of the courts of Queensland.
